The median was £250,000 in 2022, dipped to £245,000 in 2023 and 2024, and returned to £250,000 in 2025. The decade shows substantial change, with quieter periods along the way.

RUSHDEN LAKES

A major addition
to the local area.

Rushden Lakes opened on 28 July 2017, introducing a substantial shopping and dining destination beside the Nene Wetlands. Its retail, leisure and outdoor offering now gives residents more reasons to spend time locally.

The 2024 letting brochure reports 7.08 million visits in 2023, up 5% year on year. This is footfall: repeat visits are included, rather than 7.08 million different people.

Shopping, restaurants, cafés and leisure facilities add to the choice available to local households.

What this means for property

Our view is that this combination of amenities, employment and outdoor space adds to Rushden’s appeal as a place to live. The documented visitor numbers demonstrate the Lakes’ regional draw; the house-price series shows a separate, longer-term change in the residential market.

The available evidence does not isolate how much of the price change was caused by Rushden Lakes. We assess each property using nearby comparable sales, achievable rent, condition and the full costs of purchase and renovation.
